The Property

Old Barn House is a charming four-bedroom detached cottage set in stunning South Herefordshire amidst rolling countryside with open views, yet close to the major road and motorway networks. It is conveniently located for Ross-On-Wye (five miles west), Hereford (ten miles north) and Monmouth (twelve miles south) with Hay-On-Wye, Gloucester and Cheltenham within 45 minutes and Bristol, Birmingham and Cardiff just over an hour’s drive. Symonds Yat, Forest of Dean, Offa’s Dyke and Malvern Hills are also nearby as well as other great places to explore or experiences and activities to undertake.

The characterful cottage provides a luxurious getaway for families or friends of up to eight guests, plus additional infants in cots, in the four bedrooms (one superking, one king and two twin or superking bedrooms (depending on guest preference)). The property has an outdoor private hot tub, beautiful mature garden, ample private parking and has been designed with luxury, comfort, and modern living in mind, including Wi-Fi throughout.

  • A large entrance area that is ideal for shoes, coats, dog’s bed, dog’s toys and the other doggie equipment you have bought for your break.
  • A downstairs bedroom called ‘Sycamore’ which is ideal for less abled guests with a twin bed that can also be zipped together to make a superking bed (depending on guest preference). This bedroom has a smart TV.
  • The downstairs shower room has a shower, toilet, and wash-hand basin.
  • The utility has a sink, washer / dryer, clothes airer, hoover, broom, dustpan and brush, iron, and ironing board.
  • The open plan kitchen is fully equipped with all the utensils, pots, pans, crockery, cutlery, glassware and serving dishes you will need to cater for your group. There is an electric induction double oven, dishwasher, sink, American style fridge freezer with ice and water dispenser, wine cooler, microwave, George Foreman Grill, kettle and toaster.
  • The living room has comfortable sofas, smart TV (with Netflix) and a cosy electric log effect fire beautiful on winters evenings. A sliding door also leads onto the patio area.
  • The dining room provides a stunning oak table with ample space and the lounge area offers another comfortable seating area – the perfect place to sip a drink before dinner whilst the children have some relaxing time in front of the TV in the living room! A music system with Bluetooth connectivity will help set the ambiance and both areas overlook the private garden.

  • A bedroom called ‘Rowan’ with king size bed.
  • A bedroom called ‘Holly’ with twin beds that can be zipped together to make a superking bed (depending on guest preference).
  • A toilet and wash hand basin.
  • A bedroom called ‘Maple’ with a large superking bed, smart TV and en-suite with bath (and shower situated over the top), toilet and wash hand basin.

All bedrooms have Hypnos mattresses on beds, hypoallergenic duvets and pillows and Egyptian cotton linen.

The outside area has a large patio with comfortable rattan furniture, gas BBQ (available October to May inclusive including BBQ equipment and gas), and a hydrotherapy Jacuzzi Hot Tub (which can accommodate up to six adults including one lounge seat). The beautiful garden also boasts a double hammock and range of outdoor games: football posts, football, badminton set, cricket set and rounders set.This is all set amongst tranquil gardens overlooking picturesque Herefordshire views.

The property is family friendly with various outside games to keep any age entertained as well as one travel cot, one highchair with straps, stair gate, and plastic cutlery available for infants.

We are also dog friendly, please make sure they are also booked in for your holiday and we accommodate a maximum of two dogs in Old Barn House. The garden is securely fenced and we we will provide a dog crate, cage mat, water bowl, feeding mat and a doggie 'welcome pack' (poop bags, canine towel, dog treats etc). Prior to booking please see our ‘doggie code’ which must be agreed to before the booking is placed – please remember that taking a holiday with your dog isn’t the same as taking a holiday from your responsibilities as a dog owners.

The cottage is open all year round with Monday and Friday changeovers. This means you can book a three-night weekend, four-night midweek break or a week break with arrival and departure either on a Monday or Friday, except Christmas and New Year which changes each year.

A Coarse Fishing Lake is a short walking distance (350m) from the cottage and is stocked with carp, bream, tench and other silver fish. Guests must provide their own fishing equipment and licence to fish in Andy's lake. Day fishing is complimentary to guests by prior arrangement.

Dogs Welcome

We only allow dogs at Old Barn House. Please make sure they are also booked in for your holiday and we accommodate a maximum of two dogs in Old Barn House. Arrival & Departure

Check-in is at 4.00pm and check-out at 9.30am.

Deposit and Full Payment

A 30% of the rental is payable when booking, no booking shall be treated as complete until the deposit is paid. The balance is payable 6 weeks before the check-in date and non-payment of the balance by the due date may be construed as cancellation of the contract. If a booking is made within 6 weeks of the arrival date, the rental must be paid in full immediately.

Damage/Good Housekeeping Deposit

On the day of arrival the card that was used to pay for your deposit will be used to pre-authorise £200 as a good housekeeping / damage deposit. If your card details are out of date or you would prefer to use a different card please notify us. This payment will not be processed if the property is left in a good condition. You undertake on behalf of yourself and all other members of your party to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as they are in at the commencement of the let (reasonable wear and tear accepted). The £200 will be released within 7 days of the rental end date subject to satisfactory inspection of the property by the Owner or nominated representative (we do not charge for minimal accidental breakages). Please be aware that it can take up to 7 days, depending on your bank, for the funds to be released back to you so you should ensure that you have enough funds for two weeks after your departure.


Cancellations must be immediately notified to us by phone and confirmed in writing by email. Your booking has protection cover under the Mastercancel Policy if you cancel between 60 days and 2 days prior to arrival. For more information see our Risk-Free Booking.

What's Included?

Utilities, linen and Wi-Fi: the rent is fully inclusive of water, electricity, heating, Wi-Fi throughout, Egyptian cotton bed linen (not including cot linen) and luxurious towels (each guest has one bath sheet and one bath towel). We also provide four hot tub towels.

Kitchen: Fully equipped kitchen to dine 8 people (crockery, cutlery, glasses (wine, pint, tumblers and champagne) and serving dishes). Cooking equipment (pans, pots, utensils etc). Cafetiere. A complimentary starter box is included with salt, pepper, kitchen roll, cloths, two tea towels, two hand towels, oven gloves, bin bags (black and recycling), dishwasher tablets, washing up liquid, cling film and foil. A limited about of instant coffee, tea and sugar is provided to get your started.

Bedrooms: Sycamore and Maple Bedroom have a smart TV. All bedrooms have a hair dryer.

Bathrooms: two toilet rolls per bathroom are supplied, bath mats and complimentary hand soap.

Outside Area: jacuzzi, outdoor games (football posts, football, badminton set, cricket set and rounders set), patio with rattan seating for up to 8 guests. Gas BBQ with complimentary gas and equipment. Available May to October inclusive.

Welcome Hamper: we provide a complimentary welcome hamper containing a selection of Herefordshire items (crisps, apple juice, cake and pint of milk).

Infants: Available on request: one travel cot (please bring your own cot linen), one highchair with staps, stair gates and plastic cutlery.

Doggie Welcome Pack: Dogs which are booked and paid for will have access to – dog crate, Sherpa cage mat, poop bags, outside dog poo bin, coloured canine towel, throws for the sofa, doggie rocks (for the water bowl) and complimentary dog treats.

Risk Free Booking

Free cancellation is included in all bookings from date of booking until two days before arrival:

If you cancel your holiday for any reason (except claims resulting from either War and Terrorism or Nuclear radiation or radioactive contamination), at any time from 60 days up to and including 2 days before the check in date, you will receive a full refund of the lodging costs you have paid, so you can book with confidence. Only rental costs are refunded. Bookings are protected by the Master Cancel programme.

In addition, if you cancel more than 60 days before check-in Bettws Court Retreats T/A Old Barn House will provide fully flexible cancellation from the date of booking to the commencement of the period covered by our Master Cancel policy (i.e. from the date that the booking is placed to 61 days prior to arrival).

No explanation, or proof, for the cancellation will be required. This means no forms to fill in, no doctor’s notes needed, or any other evidence required. Simply notify us by email of your cancellation. Refund payment for cancelled booking will be released back to the cancelling guest on the scheduled date of check-out of the original booking.

However, for cancellations the period 2 days prior to check in (i.e. 48 hours) you will not be reimbursed for your booking. This means cancellations made either 1 day prior to, or on the day of check-in will not be eligible for refund. Example: for a check-in on Friday you could cancel on the Wednesday before 16.00 and be reimbursed in full, but not on Thursday (1 day prior) or Friday (day of check-in).

We are delighted to be open and want to do everything in our power to keep everyone (our guests, our housekeepers, our family and the local community) safe, whilst also ensuring you have a fantastic (much deserved) break.

We have been issued with protocols that outline the new cleaning and safety requirements (following government guidance). From this information we have created a risk assessment, bespoke measures, cleaning protocols and sanitising checklists (that will be completed and signed off prior to guest arrival) for the cottage. If you would like to see a copy please get in touch, we are more than happy to share these with guests.

We are following the PASC UK, the AA and Visit England cleaning protocols: preparation, usual deep clean, then a complete disinfection of the barns (with a virucidal sanitiser), paying particular attention to the flat surfaces and high touch points (e.g. light, lamp and electric switches, door and window handles, bannisters, rails, keys etc). We will even be rewashing all the crockery, glasses, cutlery etc (even the clean items in the cupboard) between each booking.

We have been granted the Good to Go accreditation from Visit England, as well as the AA COVID Confidence assessment scheme:

Measures we’re taking to protect you

  • Cleaning will be a two-step process – deep clean then completely sanitise with a virucidal sanitiser – including all the soft furnishings (completing a bespoke checklist for the property that will be signed off prior to guest arrival).
  • A good supply of virucidal disinfectant and cloths, hand wash and hand sanitiser will be left as part of your welcome pack. We ask you to bring your own mask and gloves for wearing in public.
  • We have removed some items from the properties to reduce risk of touch contamination. This includes some soft furnishings, decorative cushions, bed runners, throws etc.
  • All your guest information (guest books, user manuals etc) has been uploaded to a ‘virtual guest book’ – this removing all the paper information from the property (information of the virtual guest book will be provided prior to your visit).
  • Remote controls will be bagged in disposable remote-control sealed bags that will be changed between each booking.
  • Welcome packs consist entirely of packaged items and left on the side for your arrival.

Local area and food delivery

If you want to book a food delivery we strongly recommend this is done as soon as possible!

Information on attractions, activities, pubs, restaurants and take-aways can be seen on the 'plan your stay' section. We suggest you speak directly with the business as information is continually changing. Booking in advance will be critical, as there will be limited capacity at some attractions, restaurants, pubs as well as many take-aways requiring advance orders to allocate collection slots. If you need any help or advice, please do not hesitate to contact us and we would be more than happy to help.

If you show signs of having COVID-19

We sincerely hope that you will have a happy and healthy holiday. However, should a member of your party develop symptoms, the Government advice is to return to your primary residence, and self-isolate there for a period of 7 days (14 days for the other group members). If you are seriously unable to follow this government advice and you have to self-isolate at our property then you will be responsible for paying for all bookings that have to be cancelled as a result, your extended stay, professional cleaning and any other costs we incur as a result. If you return home as a result of developing symptoms, please let us know as the cleaning protocols are different.

What we ask from you

We are doing everything we can to ensure your safety, and that of our housekeepers, family and local community. This also means some things are slightly different from usual and we will be asking for your cooperation.

  1. Please do not come to our property if you do not feel well or have symptoms of COVID-19 within the previous 14 days.
  2. Please do not arrive before 16:00 hours on your day of check in – this is to ensure we have enough time to complete the enhanced two clean process under the cleaning protocols.
  3. Whilst at the property: We ask you to adhere to all the government guidance, including social distancing, especially when out in public. Remember the best way to stay safe is to regularly wash hands thoroughly.
  4. Before you depart, we please ask if you can:
    • Strip the beds and put all linen and towels into laundry bags provided: this of course is not usual, however as 7/10 people who have had the anti-body test did not have any symptoms the government are advising we have to assume that someone in your group could be carrying the virus (of course we hope not). The main route for contracting the virus is airborne, and it is considered that removing bedding could make the virus airborne, which is why they advise asking guests to strip the beds.
    • Leave bedroom and main living area windows open on departure. If the weather is very windy and conditions unsuitable then please do not open the windows as it may cause damage. If you are leaving before 9.30am on your day of departure please text to let us know so we can take appropriate measures to keep the property safe after departure.
    • Take out all rubbish/recycling (kitchen, bedrooms and living areas) and dispose of it into appropriate bins outside.
  5. Departure time is strictly 10.00am at the latest from the property – again this is to ensure we have enough time for the two-part clean.
