The Property

Old Barn House is a charming four-bedroom detached cottage set in stunning South Herefordshire amidst rolling countryside with open views, yet close to the major road and motorway networks. It is conveniently located for Ross-On-Wye (five miles west), Hereford (ten miles north) and Monmouth (twelve miles south) with Hay-On-Wye, Gloucester and Cheltenham within 45 minutes and Bristol, Birmingham and Cardiff just over an hour’s drive. Symonds Yat, Forest of Dean, Offa’s Dyke and Malvern Hills are also nearby as well as other great places to explore or experiences and activities to undertake.

The characterful cottage provides a luxurious getaway for families or friends of up to eight guests, plus additional infants in cots, in the four bedrooms (one superking, one king and two twin or superking bedrooms (depending on guest preference)). The property has an outdoor private hot tub, beautiful mature garden, ample private parking (EV charging available) and has been designed with luxury, comfort, and modern living in mind, including Wi-Fi throughout.

The ground floor has...

  • A large entrance area that is ideal for shoes, coats, dog’s bed, dog’s toys and the other doggie equipment you have bought for your break.
  • A downstairs bedroom called ‘Sycamore’ which is ideal for less abled guests with a twin bed that can also be zipped together to make a superking bed (depending on guest preference). This bedroom has a smart TV.
  • The downstairs shower room has a shower, toilet, and wash-hand basin.
  • The utility has a sink, washer / dryer, clothes airer, hoover, broom, dustpan and brush, iron, and ironing board.
  • The open plan kitchen is fully equipped with all the utensils, pots, pans, crockery, cutlery, glassware and serving dishes you will need to cater for your group. There is an electric induction double oven, dishwasher, sink, American style fridge freezer with ice and water dispenser, wine cooler, microwave, George Foreman Grill, kettle and toaster.
  • The living room has comfortable sofas, smart TV (with Netflix) and a cosy electric log effect fire beautiful on winters evenings. A sliding door also leads onto the patio area.
  • The dining room provides a stunning oak table with ample space and the lounge area offers another comfortable seating area – the perfect place to sip a drink before dinner whilst the children have some relaxing time in front of the TV in the living room! A music system with Bluetooth connectivity will help set the ambiance and both areas overlook the private garden.

  • A bedroom called ‘Rowan’ with king size bed.
  • A bedroom called ‘Holly’ with twin beds that can be zipped together to make a superking bed (depending on guest preference).
  • A toilet and wash hand basin.
  • A bedroom called ‘Maple’ with a large superking bed, smart TV and en-suite with bath (and shower situated over the top), toilet and wash hand basin.

All bedrooms have Hypnos mattresses on beds, hypoallergenic duvets and pillows and Egyptian cotton linen.

The outside area has a large patio with comfortable rattan furniture, gas BBQ (available May to October inclusive including BBQ equipment and gas), and a hydrotherapy Jacuzzi Hot Tub (which can accommodate up to six adults including one lounge seat). The beautiful garden also boasts a double hammock and range of outdoor games: football posts, football, badminton set, cricket set and rounders set.This is all set amongst tranquil gardens overlooking picturesque Herefordshire views.

A smart EV charging point is available to provide convenience and service. The charging points are powered by VoltShare. The charging point is compatible with all electric cars.

More About The Property

The property is family friendly with various outside games to keep any age entertained as well as one travel cot, one highchair with straps, stair gate, and plastic cutlery available for infants.

We are also dog friendly, please make sure they are also booked in for your holiday and we accommodate a maximum of two dogs in Old Barn House. The garden is securely fenced and we we will provide a dog crate, cage mat, water bowl, feeding mat and a doggie 'welcome pack' (poop bags, canine towel, dog treats etc). Prior to booking please see our ‘doggie code’ which must be agreed to before the booking is placed – please remember that taking a holiday with your dog isn’t the same as taking a holiday from your responsibilities as a dog owners.

The cottage is open all year round with Monday and Friday changeovers. This means you can book a three-night weekend, four-night midweek break or a week break with arrival and departure either on a Monday or Friday, except Christmas and New Year which changes each year.

A Coarse Fishing Lake is a short walking distance (350m) from the cottage and is stocked with carp, bream, tench and other silver fish. Guests must provide their own fishing equipment and licence to fish in Andy's lake. Day fishing is complimentary to guests by prior arrangement.

Dogs Welcome

Arrival & Departure

Check-in is at 4.00pm and check-out at 10.00am.

Deposit and Full Payment

A 30% of the rental is payable when booking. The balance is payable 8 weeks before the check-in date. Non-payment of the balance by the due date may be construed as cancellation of the contract. If a booking is made within 8 weeks of the arrival date, the rental must be paid in full immediately.

Damage/Good Housekeeping Deposit

On the day of arrival the card that was used to pay for your deposit will be used to pre-authorise £200 as a good housekeeping / damage deposit. If your card details are out of date or you would prefer to use a different card please notify us. This payment will not be processed if the property is left in a good condition. You undertake on behalf of yourself and all other members of your party to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as they are in at the commencement of the let (reasonable wear and tear accepted). The £200 will be released within 7 days of the rental end date subject to satisfactory inspection of the property by the Owner or nominated representative (we do not charge for minimal accidental breakages). Please be aware that it can take up to 7 days, depending on your bank, for the funds to be released back to you so you should ensure that you have enough funds for two weeks after your departure.

Cancellation

Cancellations must be immediately notified to us by phone and confirmed in writing by email.

For bookings placed on or after 9th January 2021:

  • In the event of a National Lockdown or the lead booker (i.e. only the address on the booking form) being placed into a tier by the Government which has a Do Not Travel restriction placed on it due to COVID-19 covering your booked period of stay, therefore meaning you will need to cancel, a full refund of rental costs paid will be provided. The refund will be provided into the lead bookers account within 7 days of cancellation. We acknowledge that COVID-19 / Coronavirus related local lockdowns are circumstances beyond your control for which travel insurance does not appear to be easily available. We have therefore agreed to share the risk of you not being able to travel for these very specific local lockdown circumstances.
  • Except for these two specific reasons if a cancellation is made a refund will only be provided if the dates in question are re-let (minus a 5% admin charge to cover our costs and third-party related costs to the cancellation and rebooking, for example bank fees, accounting fees, admin costs etc). We will endeavour to re-let and if successful will refund the whole (minus 5% of your total booking cost) up to a maximum of the rental we achieve for the re-let, bearing in mind that we may have to discount the rental to achieve a re-let at short notice. If we are unable to re-let you remain responsible for the rental payments that have been made and there will be a nominal amount refunded to the extent of direct costs that were not incurred. A few examples:
    • If you book a stay costing £1,500 and wish to cancel having paid a £450 (30% deposit), and we re-let the property for £1,500 you will be refunded £375 (non-refundable 5% admin fee of total rental cost = £75).
    • If you book a stay costing £1,500 and wish to cancel having paid a £450 deposit, and we re-let the property for £1,300 you will be refunded £175.
    • If you book a stay costing £1,500 and wish to cancel having paid the full cost of your stay, and we re-let the property for £1,500 you will be refunded £1,425.
    • If you book a stay costing £1,500 and wish to cancel having paid the full cost of your stay, and we re-let the property for £1,300 you will be refunded £1,225.
    • If you book a stay costing £1,500 and wish to cancel having paid the full cost of your stay, and we are not able to re-let the cottage, you will be refunded a nominal amount equal to the expected costs of laundry (above minimum charge), welcome pack and utilities (unlikely to be more than £75) to the extent that we have not had to incur such costs in relation to your booking.

Any refund will be made within 14 days of re-let or on the scheduled date of departure from the original booking (in the event we are unable to re-let the property).

We therefore strongly recommend you take out your own travel insurance (please see our Terms & Conditions).

What's Included?

Utilities, linen and Wi-Fi: the rent is fully inclusive of water, electricity, heating, Wi-Fi throughout, Egyptian cotton bed linen (not including cot linen) and luxurious towels (each guest has one bath sheet and one bath towel). We also provide four hot tub towels.

Kitchen: Fully equipped kitchen to dine 8 people (crockery, cutlery, glasses (wine, pint, tumblers and champagne) and serving dishes). Cooking equipment (pans, pots, utensils etc). Cafetiere. A complimentary starter box is included with salt, pepper, kitchen roll, cloths, two tea towels, two hand towels, oven gloves, bin bags (black and recycling), dishwasher tablets, washing up liquid, cling film and foil. A limited about of instant coffee, tea and sugar is provided to get your started.

Bedrooms: Sycamore and Maple Bedroom have a smart TV. All bedrooms have a hair dryer.

Bathrooms: two toilet rolls per bathroom are supplied, bath mats and complimentary hand soap.

Outside Area: jacuzzi, outdoor games (football posts, football, badminton set, cricket set and rounders set), patio with rattan seating for up to 8 guests. Gas BBQ with complimentary gas and equipment. Available May to October inclusive.

Welcome Hamper: we provide a complimentary welcome hamper containing a selection of Herefordshire items (crisps, apple juice, cake and pint of milk).

Infants: Available on request: one travel cot (please bring your own cot linen), one highchair with staps, stair gates and plastic cutlery.

Doggie Welcome Pack: Dogs which are booked and paid for will have access to – dog crate, cage mat, poop bags, outside dog poo bin, canine towel, throws for the sofa, doggie rocks (for the water bowl) and complimentary dog treats.
